How to Save ML - Strategy Discussion

Tenant leaders participated in a policy discussion on how to save Mitchell-Lama, hosted by the Community Service Society, and chaired by Tom Waters, a CSS housing analyst.

The tenant leaders came up with terrific ideas for preserving Mitchell-Lamas, focusing on

  • The three-part P-I-E strategy to preserve Mitchell-Lama and protect tenants:
  • Action tenants can take now

    The P-I-E Strategy

    • Protection for tenants: Place all Mitchell-Lama apartments under rent stabilization if they buy out, with the last Mitchell-Lama rent as the first rent-stabilized rent

    • Incentives for landlords: Use state and city resources to provide incentives to Mitchell-Lama owners who keep their buildings in the affordable housing program

    • Enforcement of regulations: Require landlords to qualify to buy out by fully complying with Mitchell-Lama regulations

    Tenants demand a piece of the PIE!
